Collecting the keys to your new BTO flat is exciting, but it also marks the start of dozens of decisions, and lighting is one that many new homeowners leave until late in the renovation. That usually leads to rushed choices, mismatched fittings and extra costs. A BTO lighting package solves much of this by grouping the lights you need into one planned order. This guide explains what a typical HDB lighting package includes, how to count and budget for lights room by room, and when to place your order so everything arrives on time.
What Is a BTO Lighting Package
A BTO lighting package is a bundled set of light fittings designed for a specific flat type, such as a 4-room BTO, usually priced lower than buying each fitting separately. Instead of choosing every downlight, ceiling light and strip one by one, you start with a proven set of essentials and adjust from there.
Lighting packages in Singapore are typically built around two scenarios. In flats with a false ceiling, the package leans on recessed downlights and cove lighting. In flats that keep the original concrete ceiling, it relies on surface-mounted ceiling lights and track lights. Knowing which applies to each room is the first step.
At Northstar Lighting, our HDB BTO Bundle Deal is available in both versions. The 4RM HDB BTO False Ceiling bundle is planned around false ceiling installations, while the 4RM HDB BTO Concrete Ceiling bundle is planned for homes keeping their concrete ceilings.
Why Lighting Packages for New Homes Make Sense
Fewer Decisions
A renovation already involves choosing tiles, cabinetry, doors and appliances. Starting from a package cuts lighting down to a handful of decisions, such as finish and colour temperature, rather than dozens of separate product choices.
Consistent Look
Buying all fittings from one range means matching colour temperatures, trims and finishes throughout the flat. Mixed purchases from different shops often end up with slightly different shades of white from room to room.
Better Value
Bundled pricing is usually lower than buying each item individually. Combined with no GST on our pricing and free delivery for orders above $400, a package keeps the lighting budget predictable. It also makes it easier to compare quotations, because you are looking at one complete set of fittings rather than a long list of individual items.
How to Count the Lights You Need
Start with your floor plan and walk through each room. A typical 4-room BTO flat has a living and dining area, a kitchen, three bedrooms, two bathrooms and a corridor. For each space, note whether it will have a false ceiling or concrete ceiling, and how you want to use it.
Living and Dining
This is usually the largest lit area. Plan for general lighting through downlights or ceiling lights, plus optional cove lighting and a pendant over the dining table.
Kitchen
Plan for bright, even light over worktops. Under-cabinet strip lighting is worth adding if you cook often.
Bedrooms
Most bedrooms will opt for a group of downlights, or to keep it simple for a room without a real purpose now, one main ceiling light . The master bedroom may also benefit from a headboard cove or wall lights as accent lighting
Bathrooms
A single ceiling light, conbine with cove lighting along the box-up typically seen on HDB bathrooms.
Corridor and Service Areas
Corridors can be brightly lit up or purposely dim since it is a area meant just for transiting between areas so you can decide which option suits you most, while service yards and household shelters need simple, bright, functional fittings.

Budgeting for Residential Lighting Packages
A useful approach is to split your lighting budget into three parts. The first is general lighting: the lights every room needs to function, which is what most residential lighting packages cover. The second is layering, such as cove lighting, pendants or wall light or smart lighting, which you can add to the base package. The third is a small buffer for last-minute changes.
Remember that the lighting budget covers the fittings only. Electrical wiring, lighting points and installation are separate costs handled by your contractor or electrician. The Energy Market Authority advises that electrical works at home should be carried out by a licensed electrical worker.
Choosing LED is also the most economical option over time. Singapore requires all light bulbs sold here to meet at least LED-level efficiency, according to the National Environment Agency, so most modern packages are fully LED.
What to Check Before You Buy
Warranty and Exchange Policy
At Northstar Lighting, orders above $400 receive a 24-month 1-to-1 store exchange warranty, while orders below $400 receive 12 months.
Delivery and Storage
Check delivery costs and whether the supplier can hold your order until your contractor is ready. Our FAQ page covers delivery, order holding and other common questions.
Pricing and GST
Confirm whether quoted prices include GST.
Northstar Lighting prices are Nett Price, 9% GST is not required.
Installation
Many lighting retailers, including Northstar Lighting, supply fittings only. Make sure your contractor or electrician has included installation in their scope.
When to Order Your BTO Lighting
Cater enough leadtime just in case stocks run out, typically 4-5 weeks is a very safe leadtime to provide for. Lighting choices affect the false ceiling layout, cut-out sizes and electrical points, so decide on your lighting early in the renovation, ideally once your ID has confirmed the ceiling and carpentry plan. HDB also sets out rules on what renovation works are allowed, which you can review in its renovation guidelines before finalising your plans. You can typically start ordering your lights once renovation begins, and we can hold your order for up to three months until your contractor is ready.
If you are still researching where to buy lights for home renovation SG online, it helps to shortlist suppliers who offer both online ordering and a showroom where you can see fittings in person.
